In order to purchase real estate in Broomfield, Westminster, Thornton or any of the other areas in the Denver metropolitan area, you will most likely need a mortgage loan. A "mortgage" is a legal claim on a home or property that secures the promise to pay the amount owed that you, as a homebuyer, could not pay fully when you closed on your home. During the application process, the lender will order a report on your credit history and will require that you qualify as a buyer. The steps in securing a loan are involved, and the lender will require many documents from you to get what is called, "pre-approval." Finding a lender that has the programs and the loan "products" that you may need is essential, so do some research and ask family , friends and your real estate agent for recommendations. You will need the following information and anything else that your lender may need to secure your loan to buy a home.

Addresses for the past 2 years

Most recent pay stub(s) covering a one month period

Self-employed applicants must provide:2 years tax returns (business & personal, all schedules & k-1's) Current year-to-date income statement and balance sheet, prepared by an accountant

Commissioned applicants must provide 2 years tax returns and current pay stubs reflecting year-to-date earnings and expenses

Names, addresses and account numbers for all depository accounts for checking, savings and other accounts. Balances must be provided as well as the most recent 3 statements available
Names, addresses, and account numbers for all creditors (banks, finance companies, credit unions, student loans, etc.) must be provided

A copy of sales contract or settlement statement displaying closed purchase of property sold or listing agreement on property to be sold

A copy of monthly mortgage statement or payment booklet on house you own with loan number and mortgage company contact information

Evidence of satisfaction of any judgments, liens, collections,or public records, if applicable Bankruptcy filing and discharge papers, if any

A check to pay for credit check and/or appraisal, if required

Copy of divorce decree and separation agreement (if you claim alimony or child support or if you pay

Copies of leases on rental property,if applicable

Names, addresses, and phone numbers for previous landlords within the past 12 months, if applicable
